How much does a bespoke treehouse cost?

The Treehouse Guide Cost and Budget

This is usually the first question we are asked, and the honest answer is that it depends on the treehouse you want to create. Our bespoke treehouses start from around £15,000. The final cost can vary a great deal depending on the size, the design, the trees, the access and the level of specification.

Why there is no standard price

A prefabricated children’s play structure bought from a factory may cost a few hundred pounds. A bespoke treehouse is a very different proposition. We do not take a standard building and put it in your garden. We design each treehouse for its own location, taking into account the trees, the landscape, the access, how it will be used and how the structure will live alongside the trees as they grow and move.

That is why there is no meaningful price per square metre. The site comes first, and the design and the cost follow from it.

At the other end of the scale, the treehouse at Alnwick Garden in Northumberland was part of a multimillion pound development. A bespoke treehouse can be almost anything you want it to be.

What we look at when we assess a project

  • The size and complexity of the treehouse
  • The number, size and condition of the trees
  • How the treehouse will be supported
  • Access to the site
  • The ground conditions
  • The height of the structure
  • The amount of decking and external space
  • Windows and glazing
  • Insulation and heating
  • Electricity and lighting
  • Plumbing and bathrooms
  • Kitchens and other facilities
  • Internal finishes and bespoke joinery
  • Planning and engineering requirements
  • Whether the treehouse is for private or commercial use

Size is only part of the story

A small children’s treehouse may be a single platform with a simple enclosed playroom. A larger structure might have several rooms, a kitchen, a bathroom, a sleeping area and one or more terraces. Extra floors, balconies, decks and walkways all add materials, labour and engineering.

The intended use matters as much as the size. A summer playhouse does not need the same specification as a treehouse that will work as a year round garden office or guest accommodation. And two treehouses of the same size can cost very different amounts simply because one site is easy to reach and the other is not.

How to set a budget

For a relatively simple bespoke project, a starting budget of around £15,000 is realistic. A luxury treehouse with several rooms, extensive decking, insulation, heating, electricity, plumbing and high quality finishes will need a much larger investment.

The most useful thing is not to start with a preconceived idea of what a treehouse should cost. Start with three questions. What trees do you have? Where do you want the treehouse to go? What do you want to use it for? Once we understand those three things, we can tell you what is possible and what level of investment is likely.

Questions people ask

There is no fixed price, because the specification can vary enormously. A treehouse with insulation, heating, electricity, plumbing, a bathroom, a kitchen, large areas of glazing and extensive decking will cost substantially more than a simple children's treehouse.

There is no single answer. The cost can be driven by the structure itself, difficult access, engineering and support systems, services, glazing, internal finishes or the complexity of the site.

Talk to us about the site and what you want. The trees, the access, the location and the intended use all have a big effect on the design and the cost, so we prefer to understand those before giving an indication.
